SITE PLANS:
Initial site visit for: Design consultation, feasibility, and cost analysis. Research of property zoning and applicable building codes from public records is essential. Site visits involve measuring the property and all improvements, calculating topography and grades, and measuring property setbacks. We then draw detailed site plans for remodeling using all acquired information. A meeting with the Owner ensures approval of all proposed improvements. A subsequent trip to Planning and Building departments provides preliminary approval of plans before initiating the building plans.
AVERAGE COST: $600 - $800
BUILDING PLANS FOR PERMITS:
Prior to completing the plans, we hold a design review meeting with the Owner. Existing floor plans consist of 'As Built' layouts, areas of improvements, and electrical-mechanical systems. Our home design blueprints include a new floor plan showing all proposed improvements along with new electrical and mechanical systems. The foundation plan outlines concrete footings and walls, piers, and slabs. The floor framing plan details lumber sizing, beams, headers, and hardware, including window and door schedules. Our roof framing plan covers ceiling joists, rafters, eaves, roofing, and hardware. We also provide sectional and detailed construction plans.
To ensure code compliance, we reference the 2021 IRC, UPC, UMC, the 2023 NEC, and the 2021 WSEC (WA State Energy Code Compliance) that details required energy compliance codes. Additionally, we incorporate the 2021 WA State amendments to IRC specific to deck construction.
AVERAGE COST: Additions - $2000 - $3000. Major remodeling - $1200 - $1500. All projects are subject to a site visit and review of improvements.
FEES AND COSTS: All time will be charged at $60 per hour. After the initial consultation meeting at the property, an estimate for all costs will be provided and emailed to the Owner in a 'DESIGN AGREEMENT.' This agreement may include affordable building plans and home design blueprints tailored to the project. The charge for the initial consultation meeting, which lasts 1.5 hours and includes a half-hour travel time, is $90. Additionally, it will offer insights on site plans for remodeling to guide the process.

1980 - Present: Active and licensed, Designer / Builder / Investor, specializing in affordable building plans. 2001 - 2010: Licensed Home Inspector. 2013: Rehab Inspector / Estimator. 2007 - 2025: Licensed Real Estate Broker, with experience in home design blueprints.
