SERVICES OFFERED:
SITE PLANS:
- Initial site visit for: Design consultation, feasibility and cost.
- Research property zoning and applicable building codes from public records.
- Site visits for: Measuring property and all improvements, calculating topography, grades, and measuring property setbacks.
- Draw site plan with all acquired information.
- Meeting with Owner for approval of all proposed improvements.
- Trip to Planning and Building departments for preliminary approval of plans before starting building plans.
- AVERAGE COST: $600 - $800
BUILDING PLANS FOR PERMITS:
- Meeting with Owner for design review prior to completing plans.
- EXISTING FLOOR PLAN: 'As Built' floor plan; Areas of improvements; Electrical - Mechanical.
- NEW FLOOR PLAN: Showing all proposed improvements with new electrical and mechanical systems.
- FOUNDATION PLAN: Concrete footings and walls, piers and slabs.
- FLOOR FRAMING PLAN: Lumber sizing, beams, headers, hardware. Window and door schedules.
- ROOF FRAMING PLAN: Ceiling joists, rafters, eaves, roofing, hardware.
- SECTIONAL AND DETAILS: Cross sections and details of construction.
- CODE COMPLIANCE REFERENCES: 2021 IRC, UPC, UMC, 2023 NEC.
- 2021 WSEC (WA State Energy Code Compliance) Plans to reference required energy compliance codes and information.
- 2021 WA State amendments to IRC for deck construction.
- AVERAGE COST: Additions - $2000 - $3000. Major remodeling $1200 - $1500. All projects are subject to site visit and review of improvements.
FEES AND COSTS:
All time to be charged at $60 hour. An estimate will be provided for all the above costs and emailed to the Owner in a 'DESIGN AGREEMENT' after the initial consultation meeting at the property. The charge for the initial consultation meeting is 1.5 hours, $90, which includes a 1/2 hour travel time.
QUALIFICATIONS:
- 1980 - Present: Active and licensed, General Contractor / Builder / Designer.
- 2001 - 2010: Licensed Home Inspector.
- 2013: Rehab Inspector / Estimator.
- 2007 - Present: Licensed Real Estate Broker.
